Laveen opener replacement
Affordable Garage Door Opener Replacement in Laveen, AZ
Priced around the door you have, not around the cheapest box on the shelf.
An affordable opener replacement in Laveen starts with the door, not the opener. Most Laveen homes built after 2004 have a 16-foot insulated double door, and a double door needs more pull than the entry-level units sold for single doors. Above All Garage Door Service has worked these streets since 2012, is licensed in Arizona as ROC338265, and quotes the unit, the labor and the warranty before any work starts. The service call is 35 dollars. Call (480) 405-0909.

Start here
Price the door first, then the opener
You called because the opener quit, so that is where the quote wants to start. It is the wrong end. The single thing that decides whether a new opener lasts eight years or eighteen months is whether it was sized for the door hanging in front of it.
Most of Laveen went up between 2004 and 2020, and the standard build is a 16-foot double door, usually insulated. A loaded insulated double can run 180 to 230 pounds even when the springs are carrying it correctly. The cheapest openers on the shelf are built for a single 8-foot door at roughly half that weight. Put one on a Laveen double and it works, right up until the first July afternoon when the motor is pulling against a hot, slightly out-of-balance door every cycle.
So the first number we want is not the price of the opener. It is what the door weighs and whether the springs are still doing their share. That takes about four minutes with the opener disconnected.
What you are actually buying
What carries over and what has to be new
A replacement is rarely a full tear-out. On a door whose hardware is sound, a good share of what is up there stays.
The rail and trolley usually carry over if the length matches and the rail is not bent. The wall button and its low-voltage wire often carry over. The mounting angle, the header bracket and the door arm normally stay. Safety sensors get replaced as a pair, because a mismatched pair is the single most common cause of a door that reverses for no reason six months later.
What has to be new is the head unit itself and anything the head unit will be fighting. If the rollers are worn flat on one side, if a lift cable is frayed at the drum, or if the door drops hard when you let go of it at waist height, those get handled first. A new opener bolted onto a door the old opener was already struggling with is the most expensive cheap job in this trade.
The money
Where the cost actually sits in a Laveen quote
Four things move the number, and only one of them is the opener brand:
- Drive type. A chain drive is the lowest cost and the loudest. A belt drive costs more and is noticeably quieter, which matters in the Laveen floor plans where a bedroom shares a wall with the garage.
- Pull rating. Going from an entry-level unit to one rated for a heavy double door is a real cost step, and on a 16-foot insulated door it is the step that decides the service life.
- Headroom. If there is under about 10 inches of clear space above the door, a standard rail unit will not fit and the job becomes a wall-mount jackshaft. That is a bigger number up front and the only honest answer in that garage.
- Condition of the door. Springs, cables, drums and rollers are quoted separately. A torsion spring replacement in the Valley generally runs 180 to 290 dollars depending on wire size and length.
We give you those lines separately so you can see what is the opener and what is the door. If a quote hands you one number with no breakdown, ask for the breakdown.
Worth paying for
Two upgrades that earn their money here
Most add-ons are optional. Two are not, in a south-west Phoenix garage.
The first is a battery backup. Laveen sits at the end of a long run of overhead distribution, and a summer storm that drops power for two hours at 6pm is not unusual. Without a backup you are pulling the release cord in the dark with a car inside. With one, the door cycles a few more times and you get out.
The second is a sealed-gearcase or belt unit rather than an open chain in a dusty garage. Laveen still has working fields and a lot of unpaved shoulder, and that dust gets into everything. Grit in a chain and sprocket is slow, quiet wear that shows up as a stripped gear in year four. Spending a little more at install is cheaper than the gear kit and the visit.
How we quote it
What the visit costs and what you agree to first
The diagnostic visit is 35 dollars, and we tell you that on the phone before we book it. The tech checks the balance with the opener disconnected, checks the springs, cables and rollers, and then prices the options: repair the opener you have if the failed part is available and worth it, or replace it with a unit sized for your door.
You see the part, the labor and the warranty in writing before anything is unbolted. If you decide not to go ahead, you have paid for a straight diagnosis and nothing else. We have been doing this in the Valley since 2012 under Arizona license ROC338265, and the reason we work that way is simple: a homeowner who knows what they bought does not call back angry in March.
Phones are answered Monday through Friday 7:00am to 8:00pm and Sunday 8:00am to 6:00pm.
Laveen questions
Questions Laveen homeowners actually ask
How much should a garage door opener replacement cost in Laveen?
The honest range depends on your door, not your zip code. A chain-drive unit on a single door is the low end; a belt-drive unit rated for a 16-foot insulated double door, which is what most Laveen homes have, sits higher; and a wall-mount jackshaft for a low-headroom garage is higher again. Above All Garage Door Service charges a 35 dollar service call, quotes the unit, labor and warranty in writing before starting, and prices the opener separately from any spring or cable work so you can see what is what. Call (480) 405-0909.
Can I just replace the motor and keep the rest?
Often yes. If the rail is straight and the right length, the rail, trolley, door arm and header bracket usually carry over, which keeps the labor down. Safety sensors get replaced as a matched pair regardless, because mixing an old sensor with a new one is the most common cause of a door that reverses on its own months later.
Is a belt drive worth the extra money in a Laveen garage?
In two situations, clearly yes. If a bedroom shares a wall or ceiling with the garage, the noise difference is the whole reason people replace a working chain drive. And in a dusty garage, a belt and a sealed gearcase hold up better than an open chain and sprocket collecting grit from the fields and unpaved shoulders around Laveen.
What if my opener is fine and the door is the problem?
That is a common finding on this visit. A door that drops hard when you let go of it at waist height, or that the opener has to strain to lift, has a spring problem rather than an opener problem. Replacing the opener in that situation buys you a new unit doing the same fight. A torsion spring replacement in the Valley generally runs 180 to 290 dollars depending on wire size and length.
