Three different things get called "the warranty"

This is where most of the confusion starts, and it is worth two minutes before you hand anyone a credit card.

The manufacturer warranty comes from LiftMaster, Chamberlain, Genie or whoever built the unit. It covers the part failing on its own, it varies wildly by component — a motor might be covered for years while the logic board is covered for one — and it never covers the labor to put the replacement in. The parts-house warranty covers the component the installer bought, and it protects the installer, not you. The labor warranty is the one that decides whether you pay twice. If the repair was done wrong, or the wrong part was diagnosed, labor coverage is what sends someone back out at no charge.

When a company quotes you a long warranty figure, the useful follow-up is short: is labor included, and is it in writing on the invoice. A five-year parts warranty with no labor coverage can still mean a $200 return visit.

What our one-year written warranty covers

On any opener repair we complete, for twelve months from the date on the invoice:

  • The part we installed — gear and sprocket kit, capacitor, logic board, safety sensor pair, trolley, receiver or remote
  • The labor to diagnose and replace it again if that same part or that same repair fails
  • The adjustment work tied to it, which means travel limits, force settings and sensor alignment on the repair we performed
  • A return trip with no second service call fee when the failure falls inside the covered repair
  • The terms printed on the invoice you keep, with the part described by name rather than as "opener repair"

What it does not cover is honest to state too. A different component failing later is a new repair, not a warranty claim — if we replaced your gear kit in March and the capacitor goes in October, those are two separate parts. Spring, cable, roller and track work is covered under its own terms, not under the opener repair. Physical damage from a vehicle backing into the door is an insurance matter. And a part you supplied yourself we will install, but we cannot warranty the part, only our labor on it.

What people think voids coverage, and what actually does

Normal use does not void anything. Using the door twenty times a day does not, and neither does programming your own remote, replacing a light bulb, or using the wall button instead of the app.

What does cause a genuine problem is someone else working on the same assembly in between. If another company adjusts the limits or swaps a board on the unit we repaired, we can no longer tell whose work failed, and that is the one situation where coverage on that repair stops. Running the opener against a door whose springs have lost tension is the other one. We check spring balance on every opener visit and tell you in writing if the door is out of balance, precisely so that the warranty is not quietly undermined by a door the motor cannot handle. Ignoring that note and running it anyway is the fastest way to strip a brand-new gear kit.

Getting the terms before you book, in one call

You should not have to wait for a technician to be standing in your garage to learn what is covered. Four questions settle it on the phone, and any shop that has been around a while can answer them without checking with anyone.

How long is the coverage, and does it include labor as well as the part. Will the part be named on the invoice. Is there a second service call charge if you come back under warranty. And is the warranty from your company or from the manufacturer. We answer those as one year, yes labor is included, yes the part is named, no second service call, and the coverage is ours on the repair with the manufacturer coverage on top of it where the part still carries one.

New opener installs: two layers of coverage

A replacement unit is a different situation from a repair, because you get manufacturer coverage on the hardware and our coverage on the installation, and the two do different jobs.

A belt-drive opener supplied and fitted is $689 including two remotes and a camera, and a wall-mount jackshaft unit starts at $1,350. The manufacturer stands behind the motor and the electronics on their own schedule. We stand behind the install for a year — the mounting, the rail alignment, the wiring runs, the sensor placement and the limit programming, which is where install-related failures actually come from. The $35 service call is credited to the work either way, and you get both sets of terms in hand before we start.

Questions people actually ask

Warranty questions on opener repairs

Do you offer a warranty on garage door opener repair in Scottsdale?

Yes. Every opener repair Above All Garage Door Service completes in Scottsdale carries a written one-year warranty covering both parts and labor on the repair performed, printed on the invoice with the part named. There is no second service call fee for a return visit inside that coverage. We are licensed in Arizona as ROC338265, bonded and insured, and have worked the Phoenix Valley since 2012. Call (480) 405-0909 for the terms up front.

Does the warranty cover labor or only the part?

Both, for one year. That distinction matters more than the length. A parts-only warranty means the replacement component is free but you pay the labor to install it, which on an opener is most of the cost. Our coverage includes the diagnosis and the labor to replace the same part again, plus the related adjustment work such as travel limits, force settings and safety sensor alignment on the repair we did.

If a different part breaks later, is that covered?

No, and it is fair to be clear about it. The warranty covers the repair we performed and the part we installed. If we replaced a stripped gear and sprocket kit in the spring and the capacitor fails months later, those are two separate components and the second one is a new repair. What you do get is an honest diagnosis of which it is, with the price in writing before anything is touched.

What would void the warranty on my opener repair?

Very little in normal use. Heavy daily use does not void it, and neither does programming your own remotes. The two real issues are another company working on the same assembly afterwards, which makes it impossible to tell whose work failed, and running the opener against a door with lost spring tension after we have put that in writing. We check spring balance on every opener visit and note it, because an out-of-balance door will strip a brand-new gear kit the same way it stripped the last one.

Is the warranty from you or from LiftMaster?

On a repair, the coverage is ours: one year on parts and labor for the work performed. On a new opener installation you get two layers. The manufacturer covers the motor and electronics on their own schedule, which varies by component, and we cover the installation for a year, meaning the mounting, rail alignment, wiring, sensor placement and limit programming. You receive both sets of terms before the work starts rather than after.

Want the warranty terms before you commit?

Ask for them on the phone. We will give you the repair price, the coverage length, whether labor is included and what the invoice will say, all before anyone drives out. The $35 service call comes off the repair if you go ahead.
