The person standing in the garage is often not the person paying

Tempe has an unusually high share of rented single-family homes and small multi-family blocks, much of it around the university and along the Rural and Apache corridors. That creates a situation you rarely get in Gilbert or Scottsdale: the person who called us, the person who can authorise the spend and the person who will read the invoice are three different people.

An untrustworthy outfit treats that as an opportunity. The tenant is told the opener is finished, the owner is sent a bill for a replacement, and nobody who could have questioned the diagnosis was in the room when it was made. It is the single most common complaint we hear about previous work on Tempe rentals.

Our rule is simple and it costs us work occasionally. We diagnose in front of whoever is there, we photograph the failed part, and we do not begin chargeable work until the person who is paying has seen the written quote and said yes in writing or on a recorded call.

What a tenant should be told, and what they should never be asked to decide

A tenant is entitled to know what failed, whether the door is safe to use in the meantime, and roughly how long the part takes to get. That is the whole list, and we will explain all three without a sales pitch attached.

A tenant should never be asked to approve a replacement, to sign for work on somebody else property, or to pay a technician directly and claim it back. If a company is comfortable putting a tenant in that position, consider what it is comfortable doing with the invoice.

It also runs the other way. We have turned up to Tempe rentals where the opener was fine and the wall control had failed, or the lock button had been pressed and the door simply would not respond. Those are fifteen minute fixes. Telling a tenant that honestly, when the owner would have paid for a new opener without blinking, is the part of this job that actually builds a reputation.

A wall control is the cheapest part on the door and the one tenants touch most. When it is the fault, it is a fifteen minute fix, not an opener replacement.

What we send a property manager, without being asked

A dated photo of the failed part in place, the make and model of the opener, the fault in one sentence, the parts and labour broken out separately, and the warranty terms. That package exists because managers running twenty or thirty Tempe doors need to file it, compare it and justify it, not read it.

We also log what we recommended and the customer declined. If a manager chooses to defer a worn drive gear this quarter, that decision is written down with a date, so when it fails in August nobody is arguing about what was known and when.

If a unit is genuinely at end of life, the recommendation says why in terms that can be checked: age of the unit, whether the manufacturer still supplies the logic board, and the repair cost against replacement. A replacement recommendation with no arithmetic attached is a sales line.

How to check us before you book

Arizona contractor licence ROC338265 can be looked up on the Registrar of Contractors site in under a minute, and it will show the licence class, the status and the bond. Anyone can type a licence number onto a website. The lookup is what makes it worth anything.

We are bonded and insured, we have worked the valley since 2012, and our Google reviews carry a 5.0 rating. Read the text of the reviews rather than the number, and look for the ones that mention a repair we talked somebody out of. Those are the reviews that tell you something a star average cannot.

The phone is answered around the clock on (480) 405-0909. Trucks run Monday to Friday 7am to 8pm and Sunday 8am to 6pm, with after-hours dispatch when a door genuinely cannot be left as it is. Nate C. is the owner, writes these guides and takes the calls.

Asked by Tempe tenants, owners and managers

Who approves, who pays, and what gets written down

Can a tenant authorise a garage door opener repair in Tempe?

A tenant can report the fault and let us in, but we take approval for chargeable work from the owner or the managing agent. We send the written quote to whoever is paying and start once they confirm, which keeps the tenant out of a decision that is not theirs to make.

Do you send invoices to property managers?

Yes. Managers get a dated photo of the failed part, the opener make and model, the fault in one line, parts and labour separated and the warranty terms, in a form that can be filed against the unit without a follow-up phone call.

My garage door opener does nothing when I press the button. Is it dead?

Often not. A failed wall control, a tripped vacation or lock setting, a blown GFCI outlet or misaligned safety sensors all produce a completely unresponsive door. Each is far cheaper than an opener, and each is checked before anybody quotes you a replacement.

How do I verify a garage door company is licensed in Arizona?

Search the licence number on the Arizona Registrar of Contractors website. Ours is ROC338265. The lookup shows the class of licence, whether it is active and whether a bond is in place, which is the part a licence number printed on a van does not prove.

Do you charge a fee just to come out and look?

The service call is 35 dollars and it buys a real diagnosis with the findings written down. If you go ahead with the repair that day, the call fee is accounted for in the quote you approve before any work starts.

Tell us who owns the door when you call

It changes nothing about the repair and everything about the paperwork. Owner, tenant or manager, say which on the first call and we will set the approval and the invoice up correctly the first time.
