Your Door Is Off Its Track. Read This Before You Touch It

What to do, and what not to do, when a garage door comes off its track. Written by the Scottsdale company that puts them back on, with real repair prices.

Stop using the opener, do not try to force the door back on, and do not park under it. A door off its track is being held by whatever it is leaning on. Unplug the opener so nobody presses the button, and get somebody out to it. Putting one back on the track starts at 200 dollars.

A sectional door hanging at an angle is the one garage door fault where the next thirty seconds decide whether this is a 200 dollar repair or a new door. Almost all of the damage we see on these jobs was done after the door came off, not when it came off.

Unplug the opener, or pull the plug at the ceiling. Not just "do not press it". Somebody else in the house will press it.
Do not pull the emergency release cord while the door is stuck at an angle. On a door that is jammed, releasing the trolley can let a panel drop.
Get the car out from under it if the car is clear, and then leave the space empty.
Do not lever it with a crowbar or a length of timber. A panel bends at about a tenth of the force you would expect.

Why Doors Come Off Track

Knowing the cause matters, because the cause is usually still there after the door is back on, and a repair that ignores it is a repair you pay for twice.

Something hit it

A car bumper at two miles an hour is the most common reason by a wide margin, and it is nearly always the bottom section that takes it. Sometimes the door still closes afterwards and the roller only jumps out weeks later.

A roller or a hinge failed

A cheap plastic roller cracks, or the stem seizes in a dry bearing, and the door starts dragging instead of rolling. Under load, the stem then tears out of the hinge and that corner of the door leaves the track. This is the failure that dust and heat cause, and it is why nylon rollers with sealed bearings are worth the 249 dollars for a whole door here.

A cable came off a drum

If one lift cable jumps its drum, that side of the door stops being lifted and the door goes up crooked until it binds. This one is dangerous to poke at, because the cables are under the spring's tension.

The track came loose

Track brackets are lag bolted into the framing. Years of vibration in a hot garage loosens them, the track spreads, and the roller finds the gap.

What The Repair Involves

On a straightforward one the door is secured, the panels are supported, the affected rollers come out, the track is checked against a straight edge and realigned or replaced, the door goes back into the track, the cables are seated on the drums properly, and then the door is cycled and balanced. Then we look for what caused it, because a bent strut or a cracked hinge will do the same thing again next month.

The price for a door off the track, put back on, aligned and tested, starts at 200 dollars. If the door bent a track or a strut on the way off, extra track or a strut is 50 to 100 dollars. When The Door Is Not Worth Saving

We would rather do the repair, and most of the time the repair is the right answer. But if two or more sections are creased, or the top section has folded where the opener arm attaches, the panels are the expensive part of a door and you are close to the price of a new one. The One Thing Worth Doing Yearly

Look at the rollers with the door closed. If any wheel has a flat spot, if a stem is dry, or if you can see daylight where a track bracket has pulled away from the framing, that is the door telling you in advance. That is most of what a 100 dollar tune up is, and it is a lot cheaper than a Saturday with the car locked in.
