Strip out the marketing and a smart opener does four useful things. It tells you the door is open when you are not there. It lets you close it from your phone. It lets you open it for somebody without giving them a code or a key. And it keeps a log of when it was used, which is more interesting to a parent than to anybody else.

The first one is the one people actually get value from. The single most common "my garage was empty this morning" story in this Valley is a door that was left open overnight, not a lock that was picked. A notification at 11pm solves that, and no amount of hardware does.

You Probably Do Not Need A New Opener

This is the part the ads leave out. If your opener has the two yellow learn buttons and was made in roughly the last decade, an adapter and a door sensor add phone control to it. You keep the motor that works and you spend a fraction of the price. We fit these, and we will tell you when yours is a candidate.

The case for a new unit is when the existing one is old enough that we are talking about a repair anyway, or when you want the camera built in. A Chamberlain belt drive fitted with two remotes and a camera is 689 dollars, which is why most people who want the camera end up there rather than adding parts to a fifteen year old chain drive.

In Garage Delivery, Honestly

Amazon can open your garage, put the parcel inside and close it again, and in a city where a box on the step reaches 140 degrees by lunchtime that is a real benefit rather than a gimmick. Anything that melts, or that a courier photograph shows sitting in full sun, is better inside.

What nobody mentions is what is in the garage. If the door between the garage and the house is unlocked, and most people's is, then the delivery is not into a box, it is into the house. That is a five dollar fix with a deadbolt and it is worth doing before you switch the feature on.

The Wi-Fi Problem, Which Is Real Here

A smart opener needs a signal in the garage, and an Arizona garage is often the furthest room from the router with a block wall or a foil faced insulation layer in between. Half the "the app keeps saying offline" calls we get are not the opener at all, they are two bars of Wi-Fi at the ceiling. Check the signal where the opener will be, not at the door into the house, before you buy anything.

Monsoon season takes out logic boards. The board is the computer in the opener and it is the part that a nearby strike or a dirty power cycle kills, and a smart opener has more electronics in it to kill. A surge protector on the outlet at the ceiling costs almost nothing next to a board, and boards are priced by model because they vary so much.

If your opener stopped after a storm and the light does not come on at all, that is a board or the transformer, and it is worth a phone call before you buy a whole unit.
