Garage Door Repair in Maricopa, AZ: A Crooked, Sagging or Off-Track Door
A door that hangs lower on one side, scrapes the track or stops halfway looks dramatic, but what you see tells you what failed. Read it before you push the button again.
A door that is lower on one side usually has a stretched or broken cable or a spring that has lost tension on that side. A door that jumped the track after a bump usually needs the track and rollers checked and the door reset by a technician. Stop using the opener once a door is crooked: running it can bend the panels or snap the other cable.

Read what you see before you touch anything
Stand outside the garage and look at the door from the driveway. Is one corner lower than the other? Does a roller stick out of the track? Is there a gap along the top panel? Those three pictures point to three different failures, and the fix and the price change with each.
Do not push the door by hand to “seat” it back. A door that is off one track is held up by a spring under heavy tension and by a cable that may be fraying. A slip at the wrong moment can drop a hundred-plus pounds on your hand.
One side low: cables and spring balance
The lift cables run from the bottom corners up to the drums. When one stretches, slips off the drum or breaks, that side drops and the door goes crooked. The opener keeps pulling the other side, which twists the door and makes the problem worse every time you press the button.

Look at the cable. Frayed strands, a kink or a loop hanging loose means it needs replacing, and the spring often needs a check at the same visit. A spring pair is $180 to $290 installed, and an off-track reset usually starts around $200 depending on the parts involved.
Off the track: bends, rollers and the door that will not close
A bent track edge or a roller that popped out is usually a bump, a car mirror or a kid on a bike. If the door is out of the track on one side only, leave it. Close nothing else, unplug the opener and call. Putting a roller back is simple for us and easy to get wrong at home because the door is still loaded by the spring.
If the door closes but leaves a gap at the bottom or sits slightly angled, check the bottom seal and the two bottom brackets for wear before you assume the worst. Sometimes the fix is a bracket and a reset, not a new door.
When it is time to replace the panel instead
Once a panel is creased where the track hit it, a repair rarely holds. The door flexes at the crease, the track keeps catching, and you end up paying for the same call twice. A new insulated door starts around $1,800 and our technician will say so when repair is the wrong money to spend. If only one section is damaged, we can often replace just that panel and keep the rest.
Garage door repair in Maricopa: real questions, straight answers
My garage door is crooked. Can I still use it?
Not with the opener. Running a crooked door can bend panels and break the remaining cable. Disconnect the opener from power and call.
What does it cost to put an off-track door back?
A reset starts around $200 and goes up if a track, roller or cable also needs to be replaced. The $35 call is credited toward the repair.
Why does one side of my garage door hang lower?
Usually a stretched or broken lift cable, or a spring that no longer balances the load. The side with the problem is the lower one.
Can I hammer a bent track straight myself?
We would not. A track that is hit with a hammer often creases and the rollers will catch on the bend. A technician checks the track alignment as well as the bend.
Do you service Maricopa homes?
Yes. We work Monday to Friday 7 AM to 8 PM and Sunday 8 AM to 6 PM. Call (480) 405-0909 and tell us which corner is low or which side is out of the track.
Is it a spring, a cable or the track?
Look for a gap in the spring above the door, a loose cable loop, or a roller sticking out of the track. If you are not sure, a photo of the door from the driveway is usually enough to know where to start.
Tell us what is happening
Describe which corner is low or which side left the track, and whether the door moves at all. A photo from the driveway helps us tell a cable from a spring.
