Garage Door Repair in New River, AZ: Why Your Door Sticks, Rubs or Shudders
Desert dust, wind and a door that works harder than it should.
A garage door that sticks, scrapes or shudders on the way up is usually fighting dust packed into the track, a worn roller, or a spring that has lost some of its lift. The first two are cheap to fix. The third needs a technician, and a spring replacement runs $180-$290.

Check these three things before you call
Stand inside the garage and look at the vertical track on each side. Run a dry rag along the inside of it. If the rag comes back grey and gritty, that grit is what your rollers have been grinding through.

Next, look at the rollers. A nylon roller worn flat on one side, or a steel roller with a wobbly stem, makes the door shudder and rub. Last, with the door closed, pull the red release cord and lift the door by hand a foot or so. If it feels heavy or drops when you let go, stop there. That is a spring problem, not a track problem, and you should not force it.
Why New River doors pick up grit so fast
Many New River homes sit on larger desert lots with gravel or dirt driveways. Wind carries that fine dust into the garage every time the door opens. The track is a steel channel, and dust settles into it, mixes with old lubricant and turns into a paste that slows the roller.
Wipe the track clean and dry. Do not spray oil into it, because wet oil holds even more dust. A silicone or lithium spray made for garage doors belongs on the roller stems and hinges, not on the track face.
When the sticking is really a spring or cable
A door that rises unevenly, one side higher than the other, points to a cable that has slipped or frayed. A door that slams down, or will not stay halfway open, points to springs that have lost tension. Neither is a job for a ladder and a wrench. A torsion spring holds enough stored force to cause a serious injury.
A torsion spring replacement is $180-$290, and the technician sets the balance so the door stays where you leave it. When one spring has broken we replace the pair, because the second one is the same age and close behind.
A two-minute monthly check that saves a call
Once a month, close the door and run it up and down while you watch and listen. Note any new sound. Look at the cables on both sides for loose or fraying strands. Wipe grit from the tracks, and confirm the two sensors near the floor still show steady lights. After a dust storm or a windy week, do it again.
Keep your hands off the red-painted brackets at the bottom corners and off the spring, because both are under tension. Keep children and pets clear while the door moves. If a cable looks frayed or a track looks bent, leave it alone and call.
