Garage Door Repair in Scottsdale, AZ: Why Doors Slow, Stick and Sag When It Hits 110

A garage can run far hotter than the street. Your door feels it.

Extreme heat does not break a garage door in one afternoon, but it speeds up three things: dried lubricant, swollen weatherstripping and fatigued springs. If your door got slower or louder over the summer, those three are the first places to look.

What heat does inside a garage

An uninsulated garage on a 110 degree day can run well above the outside temperature, particularly when the door faces west. Steel expands, grease thins out and runs off, and plastic and rubber parts bake.

You may notice it in small ways first. The door is a little slower in the afternoon. The opener hums longer before it moves. A rubber seal that used to be soft has a flat spot or a crack.

Lubricant is the cheap fix

Hinges, rollers and spring coils need lubricant a couple of times a year. In our climate the thin kind runs off and the rest collects dust. A silicone or lithium garage-door spray on the hinge pivots, roller stems and spring coils helps. Skip the track itself, since oil in the track collects grit; wipe it clean instead.

Springs fatigue faster than you expect

Torsion springs have a cycle life, usually around 10,000 full open-and-close cycles for a standard pair. Heat does not shorten that dramatically, but each cycle in a hot garage is a little harder on the steel. A door used four times a day is around seven years from a spring replacement, whatever the temperature.

A sagging door is the tell. Disconnect the opener with the red cord and lift the door to waist height. If it drifts down, the springs have lost tension.

Openers overheat too

Motors have thermal protection. In a very hot garage an opener may stop in mid-travel and work again after cooling. If that happens only in the afternoon, it is probably heat. Check the door balance before replacing the unit, because a heavy door makes the motor work harder and run hotter.

Not every stop is heat. If the door also reverses or the opener hums without moving, check the photo eyes for a dirty lens or sun glare, and the travel limits, before concluding the opener is failing.

Make the garage easier on the door

Insulated doors and a weatherstripped bottom seal reduce the temperature swing. A shaded west wall, a reflective coating on the roof, or a simple attic vent helps more than most people expect. If you plan a replacement, ask about the R-value.

If the door needs work, the service call is $35 and a torsion spring pair is $180-$290 installed. We work Monday through Friday 7:00-20:00 and Sunday 8:00-18:00 under ROC338265, serving the Valley since 2012, with 5.0 stars from 49 Google reviews.

Questions people ask us

Can extreme heat damage a garage door?

Over time, yes. It dries lubricant, hardens rubber seals and adds wear to springs, but it rarely causes a sudden failure on its own.

Why does my garage door stop partway in the afternoon?

The opener motor may be overheating and cutting out, or the door may be out of balance and straining the motor. Check the balance first.

What lubricant should I use on a garage door?

A silicone or lithium garage-door spray on hinges, roller stems and spring coils. Keep it out of the track.

How often should I lubricate in Arizona?

Twice a year is a good rule, before summer and again before winter.

Is an insulated door worth it for the heat?

It helps stabilize the temperature in the garage and makes the door more rigid. The benefit is bigger if the garage is attached to living space.
