Springs and how long they last

Reliable Garage Door Spring Replacement in Sun Lakes

Springs do not fail by the year. They fail by the count, and in a Sun Lakes household that count is lower than most.

A garage door spring is rated in cycles, not years. One open and one close is one cycle. That is why the same spring can last seven years in one Sun Lakes house and twelve in the one next door. Reliable replacement means sizing the spring to how your door is actually used and replacing both. Ours run 180 to 290 dollars fitted.

How it really works

Cycles, not calendar years

A standard torsion spring is usually rated around 10,000 cycles. If your door runs four times a day, which is a very normal rhythm for a retired household, that is roughly seven years. At eight times a day it is three and a half.

This is the single most useful thing to know about springs, because it reframes the whole question. The right spring for your house is not the cheapest one on the shelf, it is the one matched to your count. A higher-cycle spring, often rated 20,000 or more, costs modestly more and roughly doubles the clock.

In Sun Lakes we lean toward recommending the higher-cycle option more often than we do elsewhere in the Valley. Not because the doors are harder on springs, but because people here tend to stay in the house long enough to actually collect the benefit.

Why one goes first

The spring that breaks is not the weaker one

On a two-spring door both springs were wound the same day and have taken the same number of cycles. When one snaps it is not because it was faulty. It is because one of them had to go first, and the second is sitting on the same count.

That is why we replace both. It is not an upsell, it is arithmetic. Replacing one and leaving the other means paying a second service call within a year or two in most cases, and the labour is the bulk of the cost either way.

You will hear the break as a single loud bang, often at night when the metal contracts. Nothing is falling down. The door has simply lost its counterweight and has become very heavy.

Old hardware

What 1972 to 2006 means in the spring assembly

Robson built Sun Lakes over three and a half decades, so the hardware above these doors varies more than in a single-builder subdivision. In the earlier sections we still find extension springs running along the horizontal tracks rather than a torsion bar above the opening.

Extension springs are not inherently bad, but older installations often have no safety cable threaded through them. Without that cable, a break lets the spring whip across the garage. If yours has none, that is worth fixing whether or not the spring has failed, and it is an inexpensive addition.

We also see single-spring setups on double doors from that era. They work, but they put the whole load on one component. When that one is due for replacement it is usually the right moment to ask whether a two-spring conversion is worth it.

What reliable means

The parts around the spring

A spring does not work alone. It turns a shaft, which turns two cable drums, which wind the lift cables that actually carry the door. If the drums are worn or the cables are frayed, a new spring sits on top of a system that is still failing.

So a proper spring job includes checking the cables for broken strands, the drums for grooving, the bearings at each end plate, and the centre bracket. Most of the time they are fine and we say so. When they are not, you hear about it before the work rather than in a follow-up call.

Balance is the last check. With the opener disconnected a healthy door lifts with one hand and stays where you leave it at waist height. If it drifts or drops, the spring is not correctly sized, and no amount of adjusting the opener will fix that.

What it costs

The number and what moves it

Torsion spring replacement runs 180 to 290 dollars fitted. The spread depends on door size, whether it is a one or two spring setup, and whether the cables and drums need replacing alongside. The service call is 35 dollars and the quote comes before the work.

What we will not do is replace the spring and hand you an invoice that says replaced spring. The wire size and length go on the paper, so the warranty attaches to something specific and so the next person who works on the door knows what is up there.

Sun Lakes questions

Spring questions from Sun Lakes homeowners

How long should a garage door spring last in Sun Lakes?

It depends on cycles rather than years. A standard spring is rated near 10,000 cycles, and one cycle is one open and one close. A household that opens the door four times a day gets roughly seven years from it, while eight times a day halves that. Higher-cycle springs rated 20,000 or more roughly double the life for a modest extra cost.

I heard a loud bang from the garage at night. Was that the spring?

Very likely. Springs often break at night when the metal contracts, and it sounds like a single sharp bang with nothing visibly wrong afterwards. The giveaway is that the door is suddenly very heavy to lift by hand. Leave it closed and call rather than trying to run it on the opener.

My garage has springs along the ceiling tracks rather than above the door. Is that a problem?

Those are extension springs and they are common in the earlier Sun Lakes phases. They work fine, but many older installations have no safety cable running through them, and without one a break lets the spring whip across the garage. Adding the cable is inexpensive and worth doing whether or not the spring has failed yet.

What should the invoice say after a spring replacement?

It should name the wire size and length of the spring fitted, not simply say replaced spring. That makes the warranty attach to a specific part and tells whoever works on the door next exactly what is up there. Ask for it before the work rather than after.

Leave the door down and call

If the door is suddenly heavy or will not stay up by hand, stop running the opener. Tell us the door size and whether you can see one spring or two above the opening, and we will give you the fitted price on the phone.
