Garage Door Repair in Casa Grande, AZ: Worn Bottom Seal, Dust and Gaps

A gap under the door is either a cheap seal job or a sign the door is out of square.

Turn the garage lights off on a bright day and look at the bottom of the closed door. Even daylight along the whole edge points to a worn seal. Daylight that is thicker at one corner points to a door that has gone crooked, usually a cable or track problem, and a new seal will not fix that.

What the bottom seal does

The rubber strip along the bottom edge of the door is not decoration. It fills the small gap between the door and a concrete floor that is never perfectly level. In Casa Grande that gap is where dust, sand and summer heat get in, and where a mouse can walk through.

Sun hardens and cracks the rubber over a few summers. Once it splits or flattens, the door still works fine, which is why most people never look at it.

The daylight test

Do it with the door fully closed and the garage lights off. Look at the bottom edge from inside and walk along it.

Even light along the whole edge means the seal is worn flat. That is a simple fix. Light that gets wider toward one corner means that side of the door sits higher. A stretched cable or a track that has shifted does that, and the seal is only showing you the symptom.

Dust and the track

A gap at the bottom is not the only way dust gets in. It also collects in the vertical tracks and on the rollers, and a door that has started to rub is often just dirty. Wipe the track with a dry rag, not oil. If the door still scrapes after that, call, because the cause is usually a roller or a track that has moved a little.

The bottom bracket at each corner is worth a look too. It anchors the lifting cable, and if it is rusted or bent the cable can slip, which brings the crooked gap right back.

What it costs

The service call is $35 and it is credited toward the repair. Off-track doors start at $200, springs run $180 to $290, and a new door starts around $1,800. A seal on its own is a small job, and you hear the price before we start. If the gap turns out to be a cable or track issue we say so on the spot instead of selling you a seal that will not help.

Questions people ask us

How long does a garage door bottom seal last in Arizona?

It depends on how much sun the door gets, but the rubber hardens and splits over a few summers. If it is cracked, flat or pulling out of its channel, it is due.

Will a new seal stop dust completely?

It cuts down what comes under the door. It cannot fix a door that sits crooked, which leaves a wider gap on one side.

Why is there more light at one corner of my door?

One side of the door sits higher, usually from a stretched cable or a shifted track. That needs a repair, not a seal.

Can a worn seal let pests into the garage?

A gap under the door is an easy way in for mice and insects. Closing the gap helps, but check for other openings as well.

Should I oil the track to stop it scraping?

No. Oil holds dust. Wipe the track dry and call if it still rubs.
