Garage Door Repair in North Scottsdale, AZ: Tall Doors, Wind and Monsoon Damage

Taller doors carry more weight and catch more wind. Here is what to check first.

If your tall garage door started rubbing, hanging lower on one side, or stopping halfway after a windy storm, suspect the spring first and the track second. Pull the red cord, lift the door by hand to waist height and let go slowly. If it drops or fights you, leave it alone and call before you run the opener again.

Why a tall door is a different job

Many doors on North Scottsdale homes are taller and heavier than a standard single-car door. More panels, more insulation, often a row of windows across the top. All of that adds weight, and the spring has to be chosen for that weight, not for the size of the opening.

A spring that was right for the door when it was new can be wrong after someone adds panels, glass or a heavier insulated skin. The usual sign is a door that feels heavy when you lift it by hand, or an opener that strains on the way up and slams on the way down.

Windows at the top change one more thing: the top panel is the most flexed part of the door, and the glass frames can loosen over the years.

What a monsoon storm does to a garage door

Wind pushes on a flat door like a sail. Panels bow inward, hinges loosen, and the track can be nudged out of line by even a quarter inch. You may not see it. You will hear it as a scrape on one side, or notice the door stops a foot above the floor.

Dust is the other storm leftover. It packs into the track and onto the rollers, and the door starts to drag. Wipe the track clean with a dry rag before you decide the door is broken. Do not spray oil into the track, since it turns dust into paste.

If the door was open during the storm, check the bottom panel and the corner brackets for dents before closing it.

Three checks before you call

The lift test. Close the door, pull the red release cord, and lift by hand. A balanced door stays where you leave it at about waist height. A door that falls has a worn or broken spring.

The track look. Stand inside and look down each vertical track. The roller should sit centered, with the same small gap on both sides. A roller pressed against one edge means the track has shifted.

The panel look. Run your eye along the seams between panels. A gap that opens in the middle of a panel is a bowed section. That is the one that decides between repair and a new door.

What it costs

The service call is $35 and it is credited toward the repair. Springs run $180 to $290 depending on the door. A door knocked off its track starts at $200. If a panel or two is damaged beyond straightening, a new door starts around $1,800, and an insulated one around $2,650. You hear the price before we start work.

A tall door on its original spring is the most common surprise. If the door is heavy and the spring is old, replacing the pair at once costs less than two visits.

What to do while you wait

Keep people and cars out from under the door. Do not press the wall button to see if it moves, because an opener forcing a stuck door can bend the track further. Tell us the door height, whether it has windows, and what you heard when it stopped. We work Monday to Friday 7:00 to 20:00 and Sunday 8:00 to 18:00, and the phone is answered when you call.

Questions people ask us

How do I know if my tall garage door spring is worn out?

Do the lift test with the opener released. If the door will not hold at waist height, or feels much heavier than it used to, the spring is worn. A visible gap in the coil means it has already broken.

Can wind really knock a garage door off track?

Yes. A strong gust on an open or partly open door can push the panels and bend the track. A door that scrapes on one side after a storm is the classic sign.

Is it safe to run the opener on a door that is rubbing?

No. The opener can force the door and bend the track or crack a panel. Release it and call.

When does a tall door need replacing instead of repair?

When panels are bowed or cracked across the face, or when the frame around the windows has come apart. Track, roller and spring problems are repairs.

Do you charge extra for tall or insulated doors?

The spring and parts depend on the door weight, so tall or insulated doors can cost toward the upper end. We give you the price before we start.
